Boiler Servicing for Royal Wootton Bassett Homes

Yes. Royal Wootton Bassett sits within my service area, towards its western edge, alongside Lydiard Millicent and Purton. Booking a little ahead helps me plan the trip sensibly, and sending the boiler make and model means I know what I am working on before I arrive.

Almost certainly. Most manufacturers make yearly servicing a condition of their cover, and missing one can give them a reason to refuse a claim. Check the booklet or the manufacturer's website for the exact terms, and keep any service paperwork somewhere safe.

Keep any paperwork from the service with your boiler documents and note the date. Many boilers come with a logbook that has a service section, and some manufacturers ask for it to be filled in each year. If your boiler has a logbook, have it out on the day and mention it.

Yes, provided parts are still available and the boiler is safe to run. Older floor-standing boilers tend to build up more deposits around the burner, and the flue route can be longer. If parts for your boiler are getting hard to find, it is worth asking about.

Yes. On condensing boilers the condensate pipe carries water away, and an outside run can freeze in cold weather, which stops the boiler. The condensate trap and pipe can block or freeze, and if the outside section is long or exposed, mention it and I'll talk it through.

Take out towels and bedding from around and below the boiler, and clear a path from the stairs. Airing cupboards get warm and things end up stacked against the casing, which can block ventilation. If the cylinder is in there too, keep its controls clear as well.

Yes, if the landlord or agent arranges it with you. Let me know who asked for the service and who will provide access on the day. Landlords also have their own legal duties for gas appliances, so it is worth checking with yours what they already have in place.

A boiler service is about the boiler itself. If radiators are cold at the top or the pressure is low because of air, mention it, and ask me to explain how to bleed them and repressurise the system safely, which is handy to know for the future.

If something unsafe turns up, such as a flue leak or poor combustion, the boiler may need to stay off until it is put right. It is not what anyone wants to hear, but catching that kind of fault before it affects your household is exactly what a service is for.

Look at the pressure gauge every few weeks, keep the area around the boiler clear, and watch for new noises, soot marks or a change in how the boiler lights. Any of those are worth a call. A working carbon monoxide alarm in the same room as the boiler is also a must.
