Peace of Mind Surveys in Chiseldon

The checklist is the same, but my attention shifts. In a cottage I spend longer on how the pipework has grown over time, and in a newer house I concentrate on connections and fittings.

It is roughly 8 miles from my Highworth base at SN6 7NS, and homes across the SN4 postcode in the village are within the area I work. Tell me your street and I will confirm.

I look at the visible plumbing and heating around it, such as pipework and how the radiators respond. What the survey leaves out is any gas inspection, certificate or safety check on gas appliances, which is gas engineer work you would arrange separately.

Please leave them as they are. Seeing which ones have trapped air, or stay cold at the top, is part of what I am there to find, and I bleed them where appropriate during the visit.

Yes. Uneven heating is exactly the sort of thing I note, and the report records which radiators behaved normally and which did not, so you have something concrete to act on.

A smaller home has fewer fixtures, but they still carry the same risks, such as a slow seep under a basin. The visit is simply shorter in scope and the report is just as clear.

An outside tap is a fixture like any other, so I check it where it can be reached and run it to see whether it leaks at the joint. Anything beyond that, such as buried pipes, is out of view and outside what the survey covers.

It works best when you are there for the walk-through, because I can show you things as I find them and answer questions on the spot. If that is not possible, mention it when you enquire and I will talk through the options with you.

Not at all, because new work can still hide a loose fitting or a radiator that was never bled properly. The report will tell you which of the freshly done items appear to be working correctly.

Both. Knowing which parts appear to be working is useful in itself, so the report sets out items working correctly alongside the issues and the remedial work I recommend.
