Peace of Mind Surveys in Wroughton

Old radiators are not automatically a fault. I check for rust staining, weeping valves and cold patches, and the report says which ones appear to be working correctly and which ones may need attention.

Doing it earlier in the season makes sense, since any heating problem can be dealt with before you need the system most. The survey will show you how well the radiators heat and whether anything is visibly leaking.

Newer does not always mean flawless. Taps, toilet fittings, shower valves and radiator valves can all be badly fitted, so I run each one and note anything that does not behave.

No, and I would not want you to assume it does. It is a plumbing and heating check, with no gas safety testing and no certificate issued for appliances; a boiler or gas fire you want looked at falls under gas engineer work.

I can tell you how the hot water behaves at the taps and in the shower when I test them, and flag anything odd such as weak flow or temperature that swings. Anything beyond what the taps and fixtures show goes into the report as a recommendation for you to consider.

Then the report says so, listing the items that appear to be working correctly. That is useful in itself for a new homeowner, because you will have a written baseline to refer back to later.

If there is safe, ordinary access, I look at what can be seen from there, including the tank, overflow and nearby pipework. If access is poor, I will note what I could not check so the report stays honest.

It helps to have them on so I can see how each one heats, and I can turn them up as part of the check. I will bleed those that need it and tell you if any refuse to warm.

Absolutely, and that is built into the visit. I explain each finding as I go, so the written report simply confirms what you and I have already talked through.

Yes, it works for people who have just moved in or are about to. An empty property is easy to work in, with clear access under sinks and around the boiler.
